The jobs that go wrong are rarely the ones that are technically difficult. They are the ones where two trades were needed and only one was booked, so the work stops halfway and everyone waits.

Worth knowing which is which before you start, because the sequencing is the part you control.

Jobs we can do start to finish

Boiler replacement and repair, radiator work, hot water cylinders, leaks and pipework, taps, toilets, showers and shower valves, appliance connections, outside taps, drainage and blockages, and gas work. Most of what goes wrong in a house is on that list.

Jobs that need a tiler too

Anything where tiling comes off or goes back on. Bathrooms, wet rooms, en-suites, and sometimes a concealed shower valve replacement.

We do the plumbing side, which is the first fix pipework before the walls are closed and the second fix fittings afterwards. Your tiler works in between. That means the sequence has to be agreed at the start, because a tiler booked for the wrong week is a bathroom that sits unfinished. See bathroom plumbing.

Jobs where the electrical side matters

Electric showers and immersion heaters both involve the electrical supply, and we handle that side in house rather than bringing in a separate trade. Worth saying because the common alternative, a plumber fitting the unit and someone else doing the electrics later, is where responsibility for the whole installation gets blurred.

Where a new circuit is needed, that is notifiable work with certification attached. See electric shower installation and immersion heaters.

Jobs that need a builder

Anything structural. Moving a soil stack, breaking out a solid floor for a waste run, forming an opening, or building the room a new bathroom goes into. Extensions and loft conversions too, where we do the plumbing and your builder runs the project. See loft conversion and extension plumbing.

The sequencing rule that saves the most trouble

The one rule

Get the plumber in at design stage, not at first fix

The decisions that constrain everything, where a waste can run, whether the water system supports another shower, whether the heating can carry an extra room, are all settled on the drawings. Involving a plumber after those are fixed means working around choices already made, and that is where the expensive surprises live.

One visit before the drawings are finalised is worth several afterwards.

The housing in Medbourne

Later 1990s and 2000s family housing on the western side of the city. Mains pressure in most, unvented cylinders in many, and original systems now reaching the age where the boiler, cylinder and radiators arrive at end of life together. That is worth treating as one project rather than three. See central heating installation.

Hard water

Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207, and this side of the city sits at the harder end of that range. If a bathroom is coming out anyway, that is the cheapest moment to fit a softener. See our hard water guide.

Questions

Frequently asked questions

Do you tile?

No. We do the plumbing side of a bathroom and work alongside your tiler, agreeing the sequence at the start.

Do I need a separate electrician for an electric shower?

Not with us. We handle the electrical side of that work in house.

When should I get a plumber involved in a renovation?

At design stage, before the drawings are finalised. That is when the constraints are settled.

Can you move my bathroom to another room?

The waste route decides it, and if a structural change is needed a builder is involved too. Worth checking feasibility before designing anything.

Do you cover Grange Farm and Hazeley?

Yes, along with Crownhill, Two Mile Ash, Oakhill and Shenley Church End.
