Wolverton contains some of the oldest housing in the Milton Keynes borough, and working on it is a different discipline from working on the estates. The town was built from the late 1830s around the railway, and the terraces that went up for the workforce are still standing and still lived in. Dense, solid-walled, with original layouts that were never designed around the way people use bathrooms now.

If you live in one, you already know that plumbers who mainly work on 1990s estates sometimes look slightly worried on arrival. We do not, because a good share of what we do is exactly this.

The housing in Wolverton, and what it means

Victorian railway terraces. Solid walls with no cavity, which means higher heat loss and therefore larger radiators than an equivalent-sized modern house needs. Chimney breasts that limit where things can go. Small upstairs bathrooms, frequently converted from a bedroom, with soil stack positions fixed a very long time ago. Pipework that has been added to across five or six decades rather than replaced.

Three consequences we see constantly:

  • Lead supply pipe is more likely here than anywhere else in the borough. Worth identifying, and worth replacing rather than patching where it is found
  • Radiator sizing is usually wrong, particularly since Part L now requires new systems to be designed for a 55°C flow temperature. Solid walls plus lower flow temperatures means genuinely bigger radiators, in rooms that often have limited wall space
  • Waste and soil routes constrain everything. Moving a bathroom in a Victorian terrace is a drainage question before it is a design question

New Bradwell alongside is the same story: Victorian terraces built for the same reason at much the same time, with the same characteristics.

Old Wolverton adds canal and river proximity, with the Grand Union and the Great Ouse both close, so damp and freeze exposure on outbuildings and external runs come up more.

Later estate development around Greenleys, Stacey Bushes, Hodge Lea and Fullers Slade sits alongside all of this, which is 1970s new town housing with an entirely different set of problems, mainly microbore silting and third-generation boiler replacement. Fullers Slade is one of the council’s regeneration estates.

Do you work on Victorian terraces?

Regularly. Solid walls, chimney breasts, fixed soil stacks and old pipework are normal for us rather than a surprise.

Why are my rooms cold when the radiators are hot?

In a solid-walled Victorian house, usually undersized radiators. Heat loss is higher than in a cavity-walled property, and if the system now runs at a lower flow temperature the radiators need to be larger again.

Could I have lead pipes?

More likely in Wolverton than in most of Milton Keynes. Dull grey, soft enough to mark with a coin, dull sound when tapped. We can confirm it and replace it.

Can I move my bathroom around?

Sometimes, and the soil stack decides it. Worth establishing before any design work rather than after.
