Woburn Sands sits on the Greensand Ridge at the eastern edge of Milton Keynes, and the housing is noticeably different from the grid squares a few miles west. Larger Victorian and Edwardian villas, substantial detached property, and a good number of homes with three or four bathrooms rather than one.
That changes what we get called out to. The problem in a Woburn Sands house is rarely a boiler that will not fire. It is more often a hot water system that was adequate when the house had one bathroom in regular use and is not adequate now.

The housing here, and what it means
- Victorian and Edwardian villas through the older parts of the town and up towards Aspley Heath. Solid walls, generous room sizes, and heat loss to match. That means larger radiators than an equivalent modern house needs, and it means more again now that Part L requires new heating systems to be designed for a 55°C flow temperature rather than the higher temperatures older systems ran at.
- Substantial detached property, much of it with bathrooms added over time rather than designed in. This is where the interesting work is. A house with three bathrooms and an original cylinder cannot supply them, and the answer is usually a properly sized unvented cylinder rather than a bigger boiler.
- Later estate development on the edges of the town, which is more conventional and more like the rest of Milton Keynes.
- Aspley Guise and Aspley Heath alongside, which are Bedfordshire rather than Buckinghamshire but part of the same practical area, with the same profile of larger period property.
The other local factor is the sandy Greensand soil, which behaves differently to the clay across most of Milton Keynes. It drains fast, which matters for external drainage and for buried supply pipe work.
What we get called out to in Woburn Sands
Hot water capacity. Multiple bathrooms in simultaneous use is the defining problem here. Sizing is on peak demand rather than on floor area, and reheat rate matters as much as cylinder volume. See unvented cylinders.
Water softeners. More common here than anywhere else we work, and for good reason. In a house with several bathrooms, hard water damage across shower valves, screens and taps adds up quickly. See water softener installation.
Radiator sizing in period property. Solid walls plus lower flow temperatures means genuinely larger radiators. See radiators.
Bathroom and en-suite plumbing. Adding a bathroom to a house that already has two is a hot water system question first and a layout question second. See en-suite installation.
Hard water
Milton Keynes postcodes average around 300 mg/l of calcium carbonate through Anglian Water, against a UK average of 207, though the exact figure varies by supply zone so it is worth checking yours.
In a house with several bathrooms this matters more than in a small one, simply because there is more to scale up. Shower cartridges seizing is the most common hard water failure we attend across this area, and it multiplies with every additional shower. Our hard water guide covers what genuinely helps.

Frequently asked questions
I have three bathrooms and run out of hot water. What are my options?
Usually a correctly sized unvented cylinder. The sizing is on how many outlets get used at once and how quickly the cylinder reheats, not on the size of the house.
Is a water softener worth it?
In a large house in this area, generally yes. The case is stronger the more bathrooms and appliances you have, because there is more for scale to damage.
Why are my rooms cold when the radiators are hot?
In a solid-walled period property, usually undersized radiators. Heat loss is higher, and if the system now runs at a lower flow temperature the radiators need to be larger again.
Do you cover Aspley Guise and Aspley Heath?
Yes, along with Bow Brickhill, Wavendon and Husborne Crawley.
Can you add an en-suite?
Usually. The two questions are where the waste can go and whether the hot water system can supply another shower. Both are answerable in one visit before you design anything.
