The housing in Bletchley, and what it means

Four distinct types sit within a couple of miles of each other here, and each brings its own problems.

  • Victorian and Edwardian terraces through Fenny Stratford and Old Bletchley. Solid walls, chimney breasts, original soil stack positions and compact bathrooms upstairs. These properties have usually had several rounds of plumbing work layered on top of each other, so the failures cluster at old joints that have been remade more than once. They are also the properties in Bletchley most likely to still have a lead section on the incoming supply pipe, which is worth identifying rather than assuming.
  • 1930s stock, which was the first wave of expansion around the railway. These typically received central heating as a retrofit rather than by design, so pipe runs went where they could rather than where they should, and radiator sizing was often approximate.
  • Post-war and council housing, including the Lakes Estate, which is currently seeing significant investment and redevelopment. A lot of this is rental or former rental stock with heating systems reaching the end of their second cycle.
  • Canal-side property along the Grand Union at Fenny Stratford, where damp, older pipework in cellars and outbuildings, and freeze exposure on external runs all come up more than they do elsewhere in the city.
  • Newer development at Newton Leys and around Water Eaton, which is a completely different job: mains pressure throughout, modern plastic pipework, and faults that sit in controls rather than in pipes.

My house is Victorian. Is that a problem for a new boiler?

Not a problem, but a different survey. Flue routing, gas supply capacity and the state of the existing pipework all need checking properly rather than assumed, and older properties frequently need the gas supply upsizing when a modern boiler goes in.

Do I have a lead water pipe?

Possible in the older Bletchley and Fenny Stratford terraces. Lead is dull grey, soft enough to mark with a coin, and gives a dull sound rather than a ring when tapped. Worth confirming properly, since replacement is the right answer where it is found.

My drain has blocked and so has my neighbour’s. Whose is it?
