Plumber in Water Eaton
Tell Us About the Job in Water Eaton
Tell us about the job in two minutes and we’ll come back to you with a clear, fixed price.
Water Eaton is part of the older Bletchley area, predating the new town entirely, and some of the housing here is old enough to raise a question that almost nothing in the grid squares does: whether the pipe bringing water into your house is lead.
It is worth knowing the answer, and it is worth knowing that finding lead is not a crisis.
Based in Two Mile Ash, around twenty minutes south. Gas Safe registered, registration number 981362.

How to tell if you have a lead supply pipe
Find where the mains enters the property, usually under the kitchen sink or wherever the internal stopcock is, and look at the pipe on the incoming side.
- Lead is dull grey not shiny, and it does not go green the way old copper does.
- It is soft. Scratch it gently with a coin and it marks easily and shows a brighter silver underneath.
- It sounds dull when tapped rather than ringing like copper.
- It is often thicker than you expect for the flow it delivers, and joints in it look bulbous and hand-formed rather than machined.
If you find something matching that description, it is worth having confirmed properly rather than acting on a guess.
What to do about it
- Replacement rather than repair. There is no useful case for patching a lead supply pipe. If it needs work, it needs replacing.
- The section you own is the section from your boundary into the house. The communication pipe from the water main to your boundary stop tap belongs to the water company. So a full replacement may involve both sides, and it is worth contacting Anglian Water before you start, since water companies frequently have policies about replacing their portion when a customer replaces theirs.
- Moling rather than trenching, usually. A new pipe can often be driven underground along the route with two small pits rather than a trench across the garden and drive. Not always possible, but cheaper to reinstate when it is. See water supply pipe replacement.
- Size for the future while you are there. It is the same job to lay 25mm rather than something narrower, and if there is any prospect of a second bathroom or a change of hot water system later, size for that now.
The rest of the older Bletchley stock
Beyond the supply pipe, older property here brings the usual set: solid walls meaning higher heat loss and larger radiators, fixed soil stack positions constraining bathroom layouts, and internal pipework extended over decades rather than replaced, so failures cluster at joints that have been remade more than once.
Newer development around Newton Leys sits alongside all of this and is an entirely different proposition, with mains pressure throughout and faults that live in controls rather than pipes.
Hard water
Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207. Scale narrows old pipework gradually, which is worth bearing in mind if your flow has been getting slowly worse for years rather than dropping suddenly. See our hard water guide and low water pressure.

Frequently asked questions
How do I know if my supply pipe is lead?
Dull grey, soft enough to mark with a coin, dull rather than ringing when tapped, and often thicker than expected. Worth confirming properly if you think you have found it.
Is a lead pipe dangerous?
It is not something to ignore, and replacement is the right answer rather than repair. It is also not a reason to panic, and it is a well understood job.
Who pays for replacing it?
The section from your boundary into the house is yours. The section from the main to the boundary is the water company’s. Worth contacting them before starting, since they often have a policy on replacing their part.
Will it improve my water pressure?
Frequently yes, particularly if the existing pipe is narrow or has narrowed internally over decades.
Do you cover Fenny Stratford and Newton Leys?
Yes, along with Central Bletchley, Old Bletchley, Denbigh and Eaton Manor.
