What falls due, and when
- Annually, from the start. The boiler service, and the unvented cylinder check if you have one. Both are usually warranty conditions rather than optional, and both are commonly skipped on new estates because nothing appears to be wrong. - Around year five to eight. Shower valve cartridges start to seize in this water. Filters on any water treatment need replacing. Underfloor manifold actuators begin failing, usually one at a time and usually showing as a single cold room.
- Around year ten to fifteen. The first serious decisions. Boiler assessment, cylinder condition, and the state of the system water, which by then has had long enough to matter.
The two things people on new estates skip
- The cylinder service. Overwhelmingly the most neglected item on a modern estate. Nothing appears to be wrong because the safety devices are silent until they are needed, which is exactly the point of checking them.
- The magnetic filter. If one is fitted, it needs cleaning at every service, and you should be told what came out. A full filter has stopped filtering.
When the developer has gone
Once the defects period ends, anything that fails is yours. Two practical consequences.
- Keep the paperwork you were given at handover. Compliance certificates, warranty registrations and manuals. You will want them when you sell, and a buyer’s solicitor will ask.
- Find out what is actually in your house. Which boiler, which cylinder, whether there is underfloor heating and where the manifold is, where the stopcock is, and where the loops run under the ground floor. That last one matters the first time anyone wants to cut into a floor.
