What a real service includes

  • The gas side. Working and standing gas pressure checked at the appliance. Gas rate measured, meaning what the boiler is actually burning against what it should be. Burner, injectors and heat exchanger inspected for debris and corrosion. Case and seals checked, because a poor case seal on a room sealed appliance is a safety matter rather than a cosmetic one.
  • The flue and combustion. Visual inspection of the full flue run including the terminal outside. Then a flue gas analysis with a calibrated analyser, checking the ratio of carbon monoxide to carbon dioxide against the manufacturer’s figures.
  • The water side. Pressure checked cold and hot. Expansion vessel charge checked. Pressure relief valve and its discharge pipe checked. Condensate trap cleaned. Magnetic filter cleaned if fitted, and you should be told what came out of it, because that tells you how the system is doing.
  • Safety and controls. All safety devices confirmed operating, controls and interlock checked, carbon monoxide alarm checked if fitted and recommended if not.

How to tell which one you got

  • Time. A proper service on a combi is not a ten minute job. Allow around an hour
  • The case came off. If the engineer never opened the appliance, they inspected nothing inside it
  • An analyser was used and you were given the readings
  • You received a written record with those readings on it, not just a dated sticker
  • You were told what was found including the things that were fine, and anything trending the wrong way rather than already failed

If none of that happened, you paid for a visual check.

Why the warranty depends on it

Nearly all manufacturer warranties require an annual service by a Gas Safe registered engineer, recorded and dated, and they will ask for that record if you claim. A boiler that has not been serviced since installation has a warranty that exists on paper only.

The expensive version of this conversation is a heat exchanger failing in year four and the claim being refused.
