Plumber in Monkston
Tell Us About the Job in Monkston
Tell us about the job in two minutes and we’ll come back to you with a clear, fixed price.
Monkston is family housing on the eastern side of Milton Keynes, largely 1990s and 2000s, and it has the sort of turnover that comes with houses people move into, grow into and eventually move on from.
Which is why the most useful thing we can put on this page is not a plumbing problem at all. It is the paperwork.
Based in Two Mile Ash, around twenty minutes across the city. Gas Safe registered, registration number 981362.

The documents a solicitor will ask for
When you sell, the buyer’s solicitor asks for evidence that work done to the property was done properly. On the plumbing and heating side that means:
- A Building Regulations Compliance Certificate for the boiler. Every gas boiler installation must be notified to Building Control, which a Gas Safe registered engineer does through the Gas Safe Register, and you should have received a certificate afterwards. If you have not got one, the installation may never have been notified, and that becomes your problem at conveyancing rather than the installer’s.
- Paperwork for an unvented cylinder, if you have one. Unvented hot water installation is notifiable work and should have documentation with it.
- Gas safety records, if the property has been let at any point.
- Any warranty documentation, and evidence of the annual servicing those warranties depend on.
If you cannot find it
Common, and not necessarily fatal. Options depend on the situation:
- If the work was notified, a copy of the certificate can often be obtained
- If it was never notified, a regularisation route through Building Control may be possible, which your solicitor or building control officer can advise on
- In some cases the practical answer is indemnity insurance, which is a legal question rather than a plumbing one
We can tell you what should exist and report on condition. We cannot retrospectively certify someone else’s work
If you are buying, ask for these before exchange rather than after. A boiler with no compliance certificate is not a disaster, but it is a negotiating point and it is better raised early.
While you are at it
A house sale is a sensible moment to deal with two things that come up in surveys constantly:
Boiler age and condition. A service and an honest assessment tells you whether it is a selling point or something a buyer will raise. See boiler servicing.
Slow leaks nobody has noticed. The classic is a toilet cistern passing water silently into the pan, which shows on the water bill but nowhere else. Food colouring in the cistern, do not flush, check the pan half an hour later. See toilet repair.
The housing itself
1990s and 2000s family housing, which puts most properties at the point where the original system is at or past end of life, and where the boiler, cylinder and radiators tend to arrive there together. Where a house has two bathrooms in genuine simultaneous use, a combi splits the incoming mains between them and neither performs, which points to a system boiler and a properly sized unvented cylinder.
Hard water
Same Anglian Water supply as the rest of the city, around 300 mg/l of calcium carbonate against a UK average of 207. See our hard water guide.

Frequently asked questions
What paperwork should I have for my boiler?
A Building Regulations Compliance Certificate from when it was installed, plus warranty documentation and a record of annual servicing.
I cannot find the certificate. What now?
If the work was notified a copy can often be obtained. If it never was, your solicitor can advise on regularisation or indemnity insurance. We can inspect and report on condition, but we cannot certify someone else’s installation.
I am buying. What should I ask for?
The boiler compliance certificate, unvented cylinder paperwork if there is one, and servicing history. Ask before exchange.
Two showers at once and neither works properly.
On a combi the mains flow is split between outlets. The usual answer is a system boiler with a correctly sized unvented cylinder.
