Getting work done at a property you are not at
- Access. Someone has to let us in. That can be a tenant, a neighbour, an agent, or a key left somewhere sensible. Tell us which at the point of booking rather than on the day, because it changes how the visit is scheduled.

- But leave the heating on a low frost setting in winter. A cold empty house is where pipes split. The heating system holds its own water separately from the mains, so draining down does not protect it.
- Check the insurance position. Most policies have an unoccupancy clause, and cover for escape of water can change once a property has been empty beyond a stated period. Worth reading before rather than after.
- Get someone to look in. A weekly walk round finds a slow leak in week one rather than week nine.
