Getting work done at a property you are not at

  • Access. Someone has to let us in. That can be a tenant, a neighbour, an agent, or a key left somewhere sensible. Tell us which at the point of booking rather than on the day, because it changes how the visit is scheduled.
  • Dealing with a tenant directly. We are happy to. Give us the tenant’s contact details and we will arrange access, carry out the work and report back to you. That saves you being the middleman on a three-way conversation about timing.
  • Deciding on the work without seeing it. Photographs help more than descriptions. A picture of the appliance, the fault code, the pipe run and the space around it usually tells us most of what we need. Where a decision has to be made mid-job, we will call you with what we have found and what it means before doing anything.
  • Authorising the cost. You get a fixed price before work starts, agreed by phone or message. Nothing is carried out on the day without you agreeing to it first.
  • Paperwork. Certificates, records and invoices go to you regardless of who was present at the property.

If the property is empty

An empty house is the easiest place to schedule work and the worst place for a fault to develop unnoticed.

  • Turn the water off if it will be empty for a while and open the lowest cold tap to drain the pipework down. Very little water in the system means very little to escape.
  • But leave the heating on a low frost setting in winter. A cold empty house is where pipes split. The heating system holds its own water separately from the mains, so draining down does not protect it.
  • Check the insurance position. Most policies have an unoccupancy clause, and cover for escape of water can change once a property has been empty beyond a stated period. Worth reading before rather than after.
  • Get someone to look in. A weekly walk round finds a slow leak in week one rather than week nine.
