Plumber in Wavendon

Wavendon is an old village that has had a great deal of new development attached to it, and for a number of residents that has meant living alongside construction for years rather than months.
Building work nearby can genuinely affect the plumbing in an existing house, and it is worth knowing what to watch for, because the sooner it is reported the easier it is to resolve.
Based in Two Mile Ash, around twenty-five minutes across the city. Gas Safe registered, registration number 981362.

What nearby construction can affect
- Discoloured water after works. Disturbance to a water main can stir up deposits, which usually clears by running the cold tap for a few minutes. If it persists, that is one to report to Anglian Water rather than to a plumber.
- A pressure change that was not there before. If your flow noticeably drops around the time work starts nearby, it is worth establishing whether the cause is the mains or something inside your house. Our low water pressure page covers how to tell the difference, starting with whether neighbours are affected too.
- Drainage that starts backing up. Where a shared or public drain has been disturbed or has taken on additional load, blockages can appear where there were none. If several properties are affected at once, that points to a shared or public section rather than your private drain.
- Debris after mains work. Grit and sediment can enter the supply after works, and it collects in tap aerators, shower heads and the small filters inside valves. Cleaning them out is usually the fix.
- Ground movement, in a small number of cases, affecting buried pipework. Rare, and worth mentioning if your supply pipe starts leaking around the same time heavy plant has been operating nearby.
What to do
- Establish whether it is just you. Ask a neighbour. Almost everything above is either a mains issue or a private one, and that single question separates them.
- Report mains and public drainage issues to the water company and construction impacts to the developer or the site management, rather than paying a private plumber for something that is not yours.
- Take a meter reading now if you have not, so that if anything develops later you have a baseline. See our Tinkers Bridge page for the meter test.
- Know where your stopcock is which matters more than usual where services around you are being altered. See our stopcock guide.
The two sorts of housing
The old village. Solid walls, higher heat loss, larger radiators needed, constrained flue positions on older and listed property, and services added long after the buildings were built.
The new development. Mains pressure throughout, unvented cylinders, underfloor heating on ground floors in parts, and faults that live in controls and manifolds rather than pipework. The unvented cylinders need an annual safety device check that a great many have never had. See unvented cylinders.
Hard water
Same Anglian Water supply as the rest of Milton Keynes, around 300 mg/l of calcium carbonate against a UK average of 207. See our hard water guide.

My water has gone cloudy since work started nearby.
Usually disturbed deposits, and running the cold tap for a few minutes normally clears it. If it persists, report it to Anglian Water.
My pressure has dropped since building started.
First question is whether neighbours are affected too. If they are, it is a mains issue. If not, it is worth looking at your own supply.
My drains have started backing up.
If several properties are affected, that points to a shared or public section. Worth reporting before paying for a private clearance.
My shower has gone weak after mains work.
Often grit in the shower head or the valve filter. Cleaning them out is usually the fix.
