Tattenhoe: 1990s housing
Everything installed together, so everything wears out together. A house built in the mid 1990s on its original system is now looking at a boiler, a hot water cylinder and radiators all at or past their expected life at roughly the same moment.
Frustrating, and also the opportunity. Replacing them as a designed system rather than one item at a time is how you actually get the efficiency, particularly with Part L now requiring new systems designed for a 55°C flow temperature, which needs radiators sized accordingly. The other 1990s characteristic is gravity hot water in a good share of properties: cylinder in the airing cupboard, tank in the loft, and a shower that has never been much good because low pressure is inherent to the design. Converting to an unvented cylinder is normally the largest single improvement available.
Thirty years also produces sludge. We test the system water rather than assuming a flush is needed. See power flushing.
Tattenhoe Park: 2010s onward
Different world. Mains pressure throughout, unvented cylinders, modern plastic pipework, and in many properties underfloor heating on the ground floor with radiators above.
The pipework here rarely fails. What fails is what is attached to it:
- A single cold room is usually a failed actuator on the underfloor manifold or a flat thermostat battery. Photograph the manifold cupboard and send it over, and we can often narrow it down before setting off
- The unvented cylinder has probably never been serviced. They carry safety devices that need an annual check and most warranties require it
- Underfloor heating is slow by design. It works held at a steady setting rather than switched on when you feel cold
- Ground floor pipework is buried in screed, so any kitchen island, wet room or new flooring needs the loops locating first

Which one are you?
Airing cupboard cylinder and loft tanks means the older part; underfloor heating downstairs and no tanks means the newer part

Hard water, which applies to both
Same Anglian Water supply throughout, around 300 mg/l of calcium carbonate against a UK average of 207. Very hard.
