Whitehouse is part of the western expansion of Milton Keynes and it is still being built. That produces a particular situation: a lot of the housing is very new, some of it is still under developer warranty, and the questions people have here are different from anywhere else in the city.

Before you call anyone, check the warranty

If your house is new, some of what might go wrong is not yours to pay for.

New build homes typically come with a developer warranty covering defects for an initial period, and a longer structural warranty after that. Heating and plumbing defects reported inside the first period are usually the developer’s to put right rather than yours.

The order matters

Where we do get called in on new build: work outside the warranty scope, alterations you want made, jobs the developer will not do, and everything after the cover ends.

What actually goes wrong in new housing

The pipework is modern and generally faultless. What fails is the equipment attached to it.

Underfloor heating controls. A single cold room is most often a failed actuator on the manifold or a flat battery in that room’s thermostat. Open the cupboard, photograph the manifold including the flow meters, and send it over. We can often narrow it down before arriving. See underfloor heating.

Unvented cylinders that have never been serviced. They carry safety devices needing an annual check, and most warranties require it. A large number of cylinders on new estates have not been touched since handover. See unvented cylinders.

Underfloor heating running the wrong way. It is slow by design and works best held at a steady setting rather than switched on and off like radiators. A lot of complaints about it not working are really about how it is being used.

Floor coverings. Coverings over underfloor heating should generally total no more than around 2.5 tog including underlay. Thick carpet underlay is the usual reason a system underperforms.

Screed pipework. The moment you want a kitchen island, a wet room or new flooring, the loop positions have to be located first.

Hard water, and the cheapest moment to deal with it

New house, same water. Milton Keynes averages around 300 mg/l of calcium carbonate through Anglian Water against a UK average of 207, and MK8 measures around 317, the highest of the city’s postcode districts.

That is worth knowing early, because the cheapest possible time to deal with hard water is before it has done anything: a scale reducer on the boiler feed, sensible hot water temperature settings, and a decision about whether a softener is worth plumbing in.
